This project includes a Special Use Review, Site Plan/Architectural Review, and Planned Unit Development (PUD) to develop a 4-building multi-use concrete works business center at the 10 acre property located north of South Boulder Road and west of 120th Street. The subject property is zoned M1 (Industrial). The proposed site would include 7,000 square feet of office space, a 6 bay maintenance building, a fueling center, and a 4,600 square foot multi-use building with a caretaker dwelling unit. Existing at the site is 90,000 square feet of outdoor storage that will remain. The special use review application is for the caretaker unit and fuel facility.
The Planning Commission recommended approval of the Special Use Review, Minor Subdivision, Site Plan/Architectural Review and Planned Unit Development (PUD) at their July 23, 2019 meeting.
At the October 6, 2020 City Council meeting, the City Council reviewed this project, also known as the Lenart Minor Subdivision. The City Council approved the Minor Subdivision, the Final Plan/PUD, and the Site Plan/Architectural Review applications. The City Council denied the Special Use Review for the fueling facility and denied the Special Use Review for the caretakers unit and also denied the request for one "Hardship Pool" Growth Management permit.
